Mortgage

Whether you are moving house, purchasing a rental property, or needing to raise capital for home improvements it is important to take advice from our dedicated mortgage adviser on the mortgage best suited to you and your requirements.

Bear in mind that the mortgage loan with the lowest interest rate may not be the most appropriate. These mortgages may have high penalties on early repayment or may not be transferable to a new property, or tie you into a fixed rate that may be too high for a lengthy period.

Equity Release

Equity release plans – also called lifetime mortgages and home reversion plans – are a way of releasing cash from your home, whether to buy a new car, to pay for a holiday or home improvements, or simply to make daily life more comfortable, especially in retirement.

While there are a range of different schemes offering lump sums and/or regular income, they all work on the same principle by lending you a part of your home’s value in return for a share of the proceeds when you die or the house is sold.

Equity release plans are complex products, so Hine Downing Financial Services has become a specialist in Lifetime Mortgages. This area of financial planning requires advisers to have specialist qualifications and knowledge and the ability to provide detailed planning. Our company does not advise on Home Reversion products.

Arranging a Lifetime Mortgage, is a major step for many people, Age UK recommend that only independent financial advice is obtained before arranging an equity release plan.

As part of our assessment as to the suitability of such a plan, we will listen carefully to your aims and objectives, look at your overall finances to see if equity release is really the best option for you, help find the right type of scheme – bearing in mind that in some cases you could risk losing state benefits and may have to pay extra tax.
